Initial Consultation

Week 1

We discuss your land, budget, timeline, and vision—no charge for this exploratory call.

Design & Planning

4–8 weeks

A design retainer covers site evaluation, plan selection, and a detailed budget—and it's credited back to you as a credit toward your deposit if we proceed. See how the design phase works →

What we do
  • Order perc test, soil report, and survey (if needed)
  • Review zoning and setback requirements
  • Evaluate utility access and extension costs
  • Help you select or customize a plan
  • Develop a detailed line-item budget
  • Provide a clear go / no-go recommendation

Contract & Permitting

6–12 weeks

We finalize the construction contract, submit permits, and order engineered plans while your lender starts the construction loan.

What happens & your role
  • Sign the construction contract and provide your deposit (typically 10%)
  • Submit building permit application and order engineered plans
  • Finalize material selections and allowances
  • Work with your lender to finalize the construction-to-perm loan

Site Preparation

2–4 weeks

Once permits are issued, we clear and grade the site, install utilities and septic (if applicable), and prepare for the foundation.

Site work includes
  • Tree clearing and grading
  • Septic system installation and inspection
  • Well drilling (if needed)
  • Utility trenching and temporary power
  • Erosion control and stormwater management

Foundation & Framing

4–6 weeks

We pour and cure the foundation, then frame—this is when your home really takes shape. Your lender releases the first draw after inspection.

Construction milestones
  • Foundation footers and walls poured
  • Foundation inspection and backfill
  • Floor system and framing
  • Roof trusses and sheathing
  • Rough framing inspection

Mechanicals & Insulation

4–6 weeks

Plumbing, HVAC, and electrical are installed and inspected, followed by insulation and drywall.

This phase includes
  • Rough plumbing, HVAC ductwork, and electrical rough-in
  • Insulation and vapor barrier
  • Drywall installation and finishing
  • Mechanical, plumbing, and electrical inspections

Interior & Exterior Finishes

8–10 weeks

Fully enclosed, we shift to finish work: siding, trim, cabinetry, flooring, countertops, paint, and fixtures.

Finish work includes
  • Exterior siding and trim
  • Interior trim, doors, cabinets, and countertops
  • Flooring (hardwood, tile, carpet)
  • Paint and wallcoverings
  • Plumbing fixtures, appliances, light fixtures, and hardware

Final Inspections & Walkthrough

1–2 weeks

We complete punch-list items, pass final inspections, and walk the finished home with you before closing and key delivery.

Final steps & warranty
  • Complete punch-list corrections
  • Final building inspection and certificate of occupancy
  • Final walkthrough with you
  • Lender final draw and inspection
  • Closing, key delivery, and warranty documentation
